We take professional-grade photography and publish unit vacancies on over 100 websites including national, regional, and niche sites. Prospective tenants have options for virtual tours, in-person showings, and self-guided property tours.

Tenant Screening:
Using years of experience and best industry practices, our application process uses a scoring matrix developed by Spectrum using years of experience and best industry practices. This matrix provides a fair and equal application process for all potential tenants.

Maintenance:
We provide our tenants with an online portal that allows for the submittal of maintenance requests 24 hours a day, 365 days a year. Our team also conducts move-in and move-out inspections, as well as periodic inspections, so that your property remains in great condition.

Accounting:
Rent payments are due on the 1st and late on the 2nd. There is no grace period. Owners should see their disbursement in their accounts no later than the 15th, along with an interim Owner’s Statement. On or about the 1st of every month, owners are also sent a Monthly Owner’s Statement for the entire preceding month.
