Application Criteria

Thank you for applying with Spectrum Realty Property Management for your housing needs.

In order to best serve you, we feel it is imperative that you are made aware of and fully understand our application policies and procedures.

Spectrum Realty Property Management, is the exclusive agent and representative of the property owner and does not, in any respect, have any fiduciary or agency responsibilities to the applicant. We are trained on the lates local, state and federal statutes pertaining to rental regulations and guidelines. We can ensure that all federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status, national origin, sexual orientation or gender identity of applicant.

Please read this page carefully before completing the application. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. Application fees are nonrefundable.

 

A complete application is considered when the following information is submitted:
  • Paid application fee of $80 per application
  • Completed online application
  • Provide a valid ID and must provide a selfie that matches the photo of their valid ID.
  • Provide residence history including landlord contact information
  • Provide 3 months of most recent pay stubs or alternative form of income verification.
  • Provide 2 years of Tax Returns or 3 months of most recent bank statements (self-employed)
  • Complete required pet screening
Spectrum Realty Property Management checks the following with each application:
  • Credit score
  • Income Qualification verification (3x Gross Rent)
  • Employment verification
  • Rental history
  • Criminal history
  • Rent-to-income verification
  • Eviction records
  • Pet screening results

Criminal Background

Automatic Denial of Tenancy for Registry/Database Listings

  • Sex Offender Registry
  • OFAC/Terrorist Database

Denial of Tenancy for Felony Crimes

  • Any alcohol offenses within the last 7 years
  • Any criminal mischief within the last 7 years
  • Any dishonesty/fraud within the last 7 years
  • Any driving under the influence offenses within the last 7 years
  • Any drug possessions within the last 7 years
  • Any drug trafficking/manufacturing within the last 7 years
  • Any marijuana possessions within the last 7 years
  • Any marijuana trafficking/manufacturing within the last 7 years
  • Any other drug offenses within the last 7 years
  • Any other crimes against persons within the last 7 years

Rental History

Rental reference which confirms a minimum of 3 years or more of valid, verifiable rental history from a third-party landlord.

Pet Policy

Pets are allowed only if the homeowner has agreed to welcome your furry friend. All pets must complete a pet application.

All pets are subject to a $125 initial pet administrative fee and a pet fee of $55 per month (per pet). Cats that are pets must be spayed or neutered.

Should you have an ESA or companion animal, proper documentation must be presented and validated prior to moving the animal in through the application process. Once validated, they are exempt from fees.
